High Point, NC
The Piedmont Triad region and the City of High Point, North Carolina have transitioned from manufacturing-based economies towards the service sector and STEM industry. Growth in High Point has lagged behind other communities in the region and state, however. The City Project, a nonprofit, grassroots organization was created to identify and promote revitalization in High Point to reinvigorate commercial activity and entrepreneurship. The Ignite! High Point Master Plan, developed by Duany Plater-Zyberk, identified the "Uptowne" High Point area as one of the city's prime redevelopment opportunities.
Urban3 was contracted by The City Project to analyze the implementation of the Uptowne area plan and estimate the potential property tax revenue generated by an altered streetscape. Utilizing market trends in the City of High Point and case studies of public investment around North Carolina, Urban3 created an economic forecast for the Uptowne area. In other words, if a Road Diet is enacted and the proposed developments are completed, how much additional municipal tax revenue can High Point realistically expect to receive?
